Job Overview: The Real Estate Project Manager is responsible for managing all phases of development for Habitat NYC's affordable homeownership development projects from inception through occupancy, including acquisition, construction, and disposition. The successful candidate will be responsible for overseeing the development management of single family and multi-family projects. More specifically, responsibilities include: managing due diligence, design, permitting and budgeting for proposed development projects; selecting and managing third party consultants; resolving zoning issues; establishing accurate budgets; setting and managing project schedules; negotiating and managing contracts; as well as developing and maintaining relationships with vendors, public officials and various stakeholders.

DETAIL OF RESPONSIBILITIES:

Secure public and/or private financing for acquisition and construction of gut-rehabilitation and new construction affordable housing development projects
Serve as key contact with government agencies on current and pipeline projects
Create development budgets and present internal and external reports as required
Prepare scope of work and bid packages for contractors and consultants on assigned projects
Lead multi-disciplinary project teams comprised of attorneys, lenders, local and state agencies, architects, engineers, expediters, general contractors, consultants
Conduct regular site meetings during construction, supervise Construction Site Supervisor, maintain meeting minutes, review and process payment requisitions, negotiate change orders if needed
Assist with the submission of condo offering plans to the NYS Attorney General's Office
Guide projects through various city approval processes for land disposition, public funding, construction, tax exemption/abatement, and tax lot apportionment through agencies including HPD, DOB, DOF
Analyze and review zoning and site information through direct investigation and third party consultants
Responsible for expediting the permitting process via third party consultants
Develop and maintain comprehensive critical path schedules for development projects
Coordinate the procurement of donated fixtures and equipment
Conduct and/or coordinate research on new zoning regulations, state regulations and state programs that may affect proposed development projects
Qualifications:

Five years of New York City affordable housing development experience from permitting through all stages of the development process is required
Passion for affordable housing, community development and the mission of Habitat for Humanity
Excellent communication and presentation skills, both oral and written
Bachelor's Degree in a related field is REQUIRED; Masters in Real Estate Finance is PREFERRED
