Job description

St Nicks Alliance is a non-profit Community Preservation Company specializing in tax credit and HUD subsidized housing. This specialized concentration translates into finely-tuned knowledge and premium service for our clients. Established more than 30 years ago, committed in providing affordable housing to the Brooklyn community.

We are currently seeking for a Superintendent to perform maintenance and upkeep of assigned property managed by the St. Nicks Alliance limited to: Maintenance of building systems, inspections, cleaning, and preventive maintenance, compliance with laws, vacancy preparation and corrective maintenance.

Position requires emergency coverage of the building(s) 24-hours/7 days per week and on-call. Maintain a "Building information Log-book" to include: equipment model, capacity, renewal of permits, license, annual test, in-house inspection and service contract provider.

Oversee all maintenance service contracts, including trash removal, snow removal and landscaping activity.

Essential Job Functions:

Have working knowledge of all systems: Heating and Hot Water, Roofing, Building Envelope, Plumbing, Electrical, Compactor, Fire Control and sprinkler system, Elevator and landscaping.

Maintain all building systems in good working condition

Maintain and supervise Service Contracts and warranties.

Establish and maintain inventory control system

Possess Certificate of fitness for standpipe and sprinkler system: S-12, S-13 & S-95

Building/Apartment Inspections

Preventive Maintenance

Compliance with Laws

Vacancy Preparation

External and Internal Reporting

Good oral & writing communications skills
