About the Job

The Property Manager is responsible for the property management and maintenance of St. Joseph Medical Center Residential Services administrative offices, client apartments, community residences and buildings. This position is responsible for the supervision of housing stock, negotiations of rents and leases, and serves as liaison with landlords, vendors and stakeholders. Travel to various program location required.


KEY RESPONSIBILITIES:


  • Manage a property portfolio consisting of administrative offices, community residences, mixed use buildings, and scattered site apartments.

  • Responsible for working in tandem with Program Management and Administrators to ensure compliance with regulatory agencies and agency guidelines as they pertain to the respective programs.

  • Participate in the preparation of the annual Property Management operating budget.

  • Ensure fiscal effectiveness, monitoring and adherence to program budgets

  • Provide direction and oversight of Property Management projects, work orders and processes. Responsible for oversight of tasks and projects from concept to completion.

  • Work closely with maintenance and Program Managers to ensure appropriate upkeep of property, and to ensure that funds are used most effectively in addressing the physical improvements for the property.

  • Work directly with case management staff and administrators to resolve property related issues and complaints in a timely manner.

  • Supervises maintenance staff and ensures quality standards.

  • Conduct property inspections of SJMC Residential Services offices, sites and scattered site apartments to ensure adherence to property management standards. Prepare and distribute findings related to inspections.

  • Serve as liaison and ensure effective communication between Residential Services management team, case management, property staff, vendors and external stakeholders.

  • Ensure accuracy of inventory systems, maintain stock, and provide oversight of warehouse staff. Work with Administrative Director of Property to establish and implement inventory levels and controls.

  • Provide oversight of purchasing and vendor processes. Establish and maintain vendor relationships. Responsible to source products and services according to project needs.

  • Plan and implement staff training related to property. Mentor and coach staff to achieve established goals and enhance individual and group performance.

  • Participate in personnel decisions including the hiring, disciplinary action, promotion, and transfer of staff.

  • Monitors Property Management schedules and leave.

  • Complete annual performance reviews; prepare and submit timesheets and payroll adjustments.

  • Perform additional duties as assigned by Administrative Director of Property and VP of Residential Services

EDUCATIONAL REQUIREMENTS:

  • Bachelor's degree in relevant field; or an equivalent combination of post-secondary education and experience.


REQUIRED EXPERIENCE/SKILLS:

  • Minimum three years’ experience in related field.

  • Minimum one year experience in supervisory skills.

  • Ability to perform in a busy, changing, multi-tasking work environment.

  • Excellent written and verbal communication skills.

  • Excellent interpersonal skills

  • Excellent organizational skills


COMPUTER SKILLS:

  • Computer skills to include PC-based computer applications for management reporting systems, database systems, Microsoft Outlook, Word and Excel.


PREFERRED SKILLS:

  • Knowledge of property maintenance processes and terminology
