Analyst/Associate- Asset Management/ Underwriting

The candidate will assume the role of Analyst/Associate for an entrepreneurial investment management firm that manages a variety of real estate debt and equity products. The candidate will become a member of the Asset Management/Underwriting Group (the “Department”). The Asset Management team is responsible for overseeing the private real estate debt and equity investments in Torchlight’s fund businesses, which include assets throughout the U.S. in office, retail, multifamily, hospitality, and industrial asset classes. The Underwriting team is responsible for underwriting and completing due diligence on complex commercial real estate transactions, providing credit opinions on commercial mortgage backed securities (CMBS) transactions, and assisting the Acquisitions team on structuring new opportunities. The Analyst/Associate will be tasked with providing quantitative and qualitative analytical support through assignments related to various debt and equity investments.



Job Description

Provide support in the formulation of strategies for existing and new positions, which may require a dialogue with market participants, generating borrower/asset/market-level analyses, and extensive financial modeling of various scenarios/outcomes
Assist in the execution of business plans of portfolio investments by monitoring performance and driving results
Develop a mastery of legal documentation and knowledge of lenders’ rights and remedies on loan transactions as well as joint venture, management and leasing agreements on equity transactions
Responsible for modeling various return scenarios for Investment Committee on prospective transactions
Assist in the preparation, analysis, and execution of legal documents and structuring of complex financial transactions in conjunction with the Acquisitions team and legal counsel
Conduct quantitative and qualitative property-level due diligence on prospective investment opportunities across the capital stack including Senior Mortgages, Mezzanine Loans, B-Notes, Preferred Equity, and JV Equity positions
Prepare and present detailed credit memorandums with investment terms and objectives, cash flows, collateral information, and market analysis to Investment Committee
Perform asset level underwriting of CMBS and commercial real estate related financing opportunities
Balance other requirements from the firm’s various business lines



Qualifications

2-5 years of experience in commercial real estate, with a focus in at least one of the following areas: loan origination, underwriting, commercial real estate loan workouts, debt and/or equity asset management
Undergraduate degree in economics, finance, real estate, or related degree is preferred
Team-oriented attitude with a genuine interest in commercial real estate
Familiarity with, and ability to interpret and understand, complex debt structures and cash flow waterfalls
Must be able to work efficiently with minimum supervision, adhere to firm deadlines, and handle multiple tasks/demands
Strong quantitative background; effective organizational, interpersonal, and communication skills
Technologically savvy; fluency in Excel and Argus is required

Overview

The Regional Commissioner (RC) manages several hundred Federal personnel, a large annual operating, leasing and capital budget, and the operations, maintenance and construction of Federal office space, United States courthouses, land ports of entry, state-of-the-art laboratories, and warehouses within their region. The RC is accountable for positive customer experiences, successful business and policy outcomes, and fostering a culture of innovation and excellence among regional staff.

Further, the Regional Commissioner:

Provides leadership, accountability and direction in the planning, development, implementation, and administration of critical PBS initiatives for the region, including efforts to: right-size the Federal real estate portfolio by improving office space utilization; introduce Federal tenants to modern open floor plans; and improve energy efficiency by leveraging state-of-the-art facilities management technology to make informed building management decisions.
Using a metrics-driven approach to management, the individual implements national business measures for regional programs, and sets additional specific regional goals. The RC holds the region accountable for adherence to Federal laws, regulations, and GSA policies.
Serves as the top customer relationship manager in the region, ensuring responsiveness and high quality project delivery.
Responsible for preparing and executing annual and long-term plans and budgets for PBS programs within the region, consistent with established national policies.
Directs program need and workload assessments and develops appropriate resource strategies to ensure successful program execution, making often difficult resource allocation decisions.
Ensures accountability and transparency in financial planning, decision-making and reporting, and ensures sound investment of government financial resources and integrity of the Federal acquisition process.

CONDITIONS OF EMPLOYMENT:

This position is a critical-sensitive national security position and appointment requires that you undergo a single scope background investigation and that the GSA security office grant you a Top Secret national security clearance.
