Construction Manager
Job Description
Damianos Realty Group, commercial office, retail and industrial property owners, seeks a real estate professional to work out of its Smithtown headquarters. The Construction Manager has the primary responsibility for executing all interior construction aspects of proposed tenant floor plans that are delivered as part of the leasing function. Additional responsibilities include timely preparation of construction budgets necessary to commence construction including oversight on bid processes, meetings with tenants and owner representatives as well as coordination job meetings with the various tradesmen as required to execute the plan timely. The Construction Manager will effectively coordinate with property managers and maintenance personnel as required in order to multi task and get the jobs competed at various Long Island locations simultaneously. It is also the responsibility of the Construction Manager not only to exhibit excellent customer service when communicating with tenants, prospective tenants, Owner, and vendors but also to focus on productivity and results.

ESSENTIAL JOB FUNCTIONS:
:Monitor, supervise and direct each interior construction project to ensure compliance with agreed upon floor plans and work letters, budgetary goals, governmental regulations and company standards.
:Supervise, evaluate and improve subcontractor proposals and contracts.
:Effectively manage third party inspections as will be required.
:Coordinate with property management personnel on all tenant installations.
:Responsible for all tenant suite construction work at 20 properties in excess of 1,000,000 sqft.
POSITION REQUIREMENTS:
:Bachelors degree is a plus
:
Architectural/Engineering training is a plus
:Five to ten years of commercial interior construction responsibilities
:Must have multi tenanted office building experience
:Must have experience in supervisory role over supporting personnel
:Must have intermediate Microsoft Word, and Excel proficiencies
:Must have in:depth knowledge of HVAC and strong building systems in general.
:Must be highly organized.
:Excellent verbal, written and presentation skills
:Ability to function within various disciplines (i.e., construction, architectural, information systems and accounting)
:Must have the ability to communicate Damianos Realty Groups vision effectively
:Communicates by telephone, fax, e:mail and in:person
:Travel to various property locations throughout Nassau and Suffolk Counties.
