Mgr Headquarters Operations *
Job Description:
Responsibilities include the following: Headquarter operations and services, facilities management, project management, headquarter budget development and management, corporate print, and mailroom.
:Manage Corporate Headquarters (HQ) Operation: building services, facilities maintenance, project management, building safety, special events, and space utilization.
:Manage and direct the staffing, operation, maintenance and improvement of the Corporate Headquarters Complex on a twenty:four hour basis. Manage and direct the engineering of electrical, mechanical, fire, security and safety systems in the Corporate Headquarters Complex. Manage and direct a broad spectrum of facility services required to support various business functions in the Corporate Headquarters Complex. Manage and direct the allocation, utilization and design of office space in the Corporate Headquarters Complex.
:Establish, implement and maintain standards for Corporate Headquarters operational excellence program. Set standards for allocation and design of office space in order to optimize use of the Corporate HQ.
:Develop, monitor, and control operating and capital business plans for Corporate HQ (35:40M), including key focus on risk assessment, long term maintenance plan establishment and building budget management. Oversee monthly forecasting and analyzing of O and M and Capital expenses, providing inputs for Corporate Financial Planning process, measuring scorecard performance, and benchmarking to peer groups. Develop and present business cases to support future investment decisions. Oversee tenant improvement investments and long term corporate headquarters investments.
:Represent PSEG in matters relating to the lease of Corporate HQ with the landlord and the Facilities Management Agreement. Maintain the ongoing relationship with the property manager and ensure that service levels are met. Maintain ongoing relationship with key internal and external stakeholders to support lease contract management.
:Manage print services providing a wide range of services includes copying and high:speed printing and mail services distributing incoming mail / presorting outgoing mail / delivering inter:company mail. Represent PSEG in matters relating to the print services contract, including providing business recommendations to ensure competitiveness.
:Development of staff including setting high standards, ensuring accountability, career development, and workforce planning.
Required Skills, Competencies, Education or Experience:
:Bachelor's degree in business or engineering or 15 years of relevant experience.
:5 or more years of demonstrated managerial experience.
:5 or more years of demonstrated facility or asset management experience.
:5 or more years of experience including project management, lease contract management and vendor management.
:Demonstrated experience developing business recommendations.
:Demonstrated experience developing and managing O and M and Capital budgets.
:Demonstrated leadership with broad responsibilities.
:Must possess extensive knowledge of building systems, facility engineering, real estate leasing and property management.
:Experience working with Senior Management.
:Strong negotiation skills with outside suppliers.
