The average apartment in NYC is around $2400. The industry standard is a fee of 15% of the annual rent for broker services. So do the math.

$2400 x 12 = $28,800 x 15% = $4320 per deal

Some brokers when they try to hire you will say the sky is the limit and as corny as thay may sound it is true. But so what?

The sky may be the limit but that doesn't pay the bills.

Here are a few facts to consider:

1. On average a new agent will close about 3 rentals per month their first year

2. Most clients want a deal on the broker fee and will try to negotiate the fee from 15% of the annual to 1 month of rent

3. The law of averages applies to this business just like any other sales business.

The last one is one that should really be focused on. You see we could just make a plain ad that says "Great Commission Splits!!!" "CALL NOW!!!"
But we do not want to waste our time or especially your time.

If you are planning on dabbling in the industry and think that you can make good money showing just a few clients a month an apartment
I will tell you right now that will never happen.

Doing the math means being realistic. 3 Deals per months takes 30 Clients per month minimum.

With each deal ranging from $2400 to $4400

On the low end and working part time you can show 30 clients and close 3 deals making $7200 and
even more if you are firm on the 15% fee but that is entirely up to you.
