Job Description:/h3:
The position will be located in the WinnResidentals New York City Regional Office in located Harlem, N.Y., close to multiple major public transportation lines (subways, commuter rail, and buses).
Position Summary:
We are seeking a dynamic and innovative Regional Marketing Manager (RMM) with experience marketing and managing compliance for market rate residential multi:family, LIHTC restricted apartments, and other affordable housing programs within our New York City portfolio. The ideal candidate will be possess a solid understanding of the New York Citys affordable housing programs and market rate sector, proven experience developing and implementing dynamic and effective marketing strategies, sound knowledge of digital and conventional marketing techniques, and the high aptitude to establish and achieve departmental goals.
The RMM is responsible for providing the marketing direction that is in aligned with WinnCompanies and the respective federal, state, and city agencies marketing policies, for lease ups and re:rental of existing market rate, project based section 8, RAD, and LIHTC apartments.
The RMM reports to the Divisional Vice President assigned to the New York City region, and additional guidance and support will be provided by the Vice President of Marketing from our headquarters in Boston. The RMM will be a critical member of the NYC portfolio, and will be work in concert with the senior management team, Property Managers, Leasing Managers, and Leasing Consultants to achieve . The RMM is also expected to provide staff development in the areas of coaching, mentoring, and training from staff members within the Leasing Department.
Essential Functions:
:Utilize company reports and analysis involving the competitors, pricing, marketing methods, company training, current and potential customer preferences, economic conditions, advertising and customer demographics in order to formulate and implement budget occupancy strategies that follow the company guidelines and standards in order to improve the financial performance.
:Build and maintain strategic partnerships with local businesses for employers for a defined portfolio of properties.
:Physically conduct marketing competitor analysis and validate the accuracy of a communitys market survey to determine the true competitors pricing.
:Works collaboratively with the operating teams to ensure the property team members are aware of and trained in all aspects of Winns marketing programs and products.
:Works collaboratively with the Director of Digital Media to develop website content, digital marketing strategies, reputation management and social media for defined portfolio.
:May deliver on:site one:on:one training to improve occupancy performance.
:Formulates renewal, resident retention, pricing strategies and marketing budgets for stabilized, lease up and new acquisitions.
:Responsible for preparation and facilitation of new business and/or client presentations.
:Responsible of generating Marketing Plans according to NYC HPD/HDC Marketing Guidelines.
:Organize and Participate on clients conference calls, meetings
:Frequent and/or extensive travel may be required
Job Requirements:
:Minimum 5 years of experience in a Marketing Manager/Director or Training Manager/Director role in Property Management required
:National Apartment Leasing Professional (NALP) or Certified Apartment Manager (CAM) Designation (recommended)
:Excellent written and verbal communication skills
:Fluent in Microsoft Office (Particularly Publisher, PowerPoint, Outlook and Word)
:Strong customer service skills
:Must have a vehicle and valid drivers license
:3rd Party Client Relations Experience ( recommended)
:Market Rate, Lease Up and Tax Credit experience (recommended)
:Proficiency in Microsoft Office is required and YARDI or other similar industry software is preferred
:Fluent in Spanish (preferred)
