Job Description:/h3:
A Brooklyn:based real estate firm is seeking a Senior Property Manager, who will be responsible for overseeing day:to:day operations of the firms residential and mixed:use properties.
The Senior Property Manager will oversee day:to:day management and implementation of Ownerships business plan, ensuring that the building is well:maintained and tenants needs are appropriately attended to. The Property Manager must have excellent organization and communication skills, be able to multi:task, make expeditious decisions, as well as have demonstrated experience with rent stabilization.

DAILY DUTIES AND RESPONSIBILITIES
Provide project management and oversight of repairs, maintenance, and capital improvements
Supervise building staff
Contract and monitor vendor/services; liaise with contractors, vendors and consultants
Ensure adherence to Rent Stabilization, HPD, MDL, etc.
Create and update building action plans and manuals
Ensure code compliance (Building Code, Fire Safety, OSHA, etc.)
Coordinate and monitor testing (Local Law 11, Local Law 87, FDNY, DOB)
Monitor code, license and other regulations and implement changes as required
Operate the property within an annually approved budget
Maximize operational efficiency
Regularly perform inspections of the property
Available on:call 24 hours a day, seven days a week
Maintain highest level of service

TENANT RELATIONS and MARKETING
Respond to and resolve tenants needs in a professional and timely fashion
Coordinate marketing of vacant spaces
Coordinate and oversee tenant improvements, move:in and move:outs
Monitor adherence to lease agreements and building rules

ANNUAL DUTIES AND RESPONSIBILITIES
Work with ownership to prepare budget
Risk management including insurance and safety compliance

SKILLS
Outstanding organization and communication skills
Facility with Microsoft Office Suite and Property Management software
Ability to work in a challenging, fast:paced, deadline:oriented work environment
EXPERIENCE
Minimum Bachelors degree
Prefer 5 years of experience in New York City residential rent:stabilized property management

Construction/project management and knowledge of building systems, HVAC, plumbing, elevators, building codes
Architecture, brokerage, appraisal, and asset management experience a plus.
COMPENSATION
Commensurate with experience.
