Available for showing starting July 22nd, 2014 and for move-in around beginning of August, is my beautiful, cozy 1BR, fully furnished 3rd floor apartment in a clean, 6 floor elevator non-doorman (= privacy) building. You will only need your own sheets, towels, toothbrush, plates and silverware.

I am looking for somebody who is clean and mindful of other people's property and would be ok with signing a minimum 1 year lease (if you want to stay longer, even better, and I won't be raising the rent when we renew the lease). The lease agreement would be between myself and the renter, no brokers involved and no fees as I am the owner of this apartment.

The apartment has wall-to-wall beige carpeting (the building requires at least 80% of the floors to be covered) in the living room, hallway and bedroom, which has been washed and shampooed approx. once every 18 months.

The building has a laundry room in the basement. It is located on a quiet tree-lined street, 2 blocks from the 67th Ave. R/M local train station and about 7-10 minutes walk from the 71st & Continental Ave. E/F/M/R express train station. Travel time by subway to midtown East Manhattan is about 20 minutes.

As for me, I live 1 train stop away (63rd Drive). Living so close to the property means that, if there is ever a problem, I will be able to come over and help (should it be necessary).

Lastly, I would prefer this to be done discreetly, without the involvement of the Co-Op board. If you prefer to go through the board, that is ok but you will need to pass the interview, pay a non-refundable application fee (approx. $1,000 that will be charged and NOT refunded by the Management company) and absorb a $100 rent increase (the Co-Op monthly fee). The choice is yours and I will honor whichever option you prefer.

Tenant requirements:

1) Employed full-time and I will require proof (letter from your company and name of someone I can speak to and verify your employment)
2) Payment of rent on time
3) First month rent + 1 month security deposit
4) No smoking in the apartment and no drugs of any kind
5) No pets
6) Electric and gas will be paid by the tenant (added to the rent every month)
